Our licensed property inspectors are trained to conduct all inspections required to obtain insurance coverage such as 4 Point, Wind Mitigation and Roof Verification Inspections; often based on the age of the dwelling.

We inspect commercial properties from the foundation to the roof, including the HVAC system, building structure, electrical system, parking lot and more. Inspections are tailored to size of the property.

General Home Inspection

With a Quigley Inspection you will receive a professional home analysis. A non-invasive, visual inspection is designed to identify defects, safety issues and conditions that will likely require repair or replacement in the near future. Our inspection reports have a summary page listing of all deficiencies that were found, color pictures, and recommendations for their repair.

Four Point Inspection

The purpose of the Four Point Inspection is for obtaining a homeowners insurance policy. The inspector determines the condition, age and type of these four (4) areas of the property: roofing, electrical, HVAC and plumbing systems. Four Point Inspections are required on single family homes over 30 years old.

A four point inspection is an inspection that only focuses on the four areas of your home that are covered on a basic home insurance policy. It reports on the suspected age, condition, and functionality of these four (4) systems. The systems are:

  • HVAC System (Heating, Ventilation, and Air Conditioning)
  • Electrical Systems
  • Plumbing Systems
  • Roofing System

The information collected is used by the insurance underwriter to determine the cost and ability to write the policy.  Your Four Point Inspection can be completed quickly and thoroughly. They are different from a general home inspection because they are not as in depth and are looking for specific needs related to the insurance policy you are seeking. Be sure to find out from your insurance company exactly what they are looking for. Some insurance companies vary slightly.

Wind Mitigation Inspection

The purpose of a Wind Mitigation Inspection is to identify the wind-resistant features of your home to determine if it’s eligible for insurance discounts. Many homes likely have at least one wind resistant feature that allows the home to qualify for insurance discounts. Wind Mitigations are not a required inspection to obtain a homeowners insurance policy, but in most cases are requested by insurance underwriter.

Examples of wind-resistant features include certain types of roof covering, attachments to the roof deck, roof-to-wall attachments, the geometry of your roof, gable end bracing, wall construction type, secondary water restraint, and open protections. This type of inspection is available for single-family homes, and some townhomes and condominiums.

Roof Verification Inspection

We provide high-quality technical inspections that will fulfill your homeowner’s insurance requirement. In most cases if a 4 Point Inspection has been completed for the home you will not need a Roof Verification Inspection.

If you live in a single-family home with a shingle roof, and it’s more than 25 years old, Citizens requires a Roof Verification Inspection to determine if your home’s roof has at least a 3 year life expectancy. If your home is 50 years or older with a tile roof, it will also need this inspection. During the evaluation, we will determine if there is any visible damage or active leaks in your roof system and will provide an inspection report.
